Expanding an Existing Porch Into a More Usable Three Season Room
This project started with an existing covered area that simply was not large enough for the way the homeowners wanted to use it.
By extending the covered footprint and adding an Eze-Breeze enclosure, the space became a much larger and more flexible outdoor room.

The Starting Point
The home already had a covered structure, but part of the adjoining patio remained exposed.
After the concrete area was extended, the homeowners wanted the new space protected as well. The property is also near a pond, which made mosquitoes a significant problem when trying to spend time outdoors.
The challenge was to expand the existing space in a way that looked connected to what was already there rather than like a separate addition.
Extending the Structure
Johansson Builders added the supporting structure and structural roof panels needed to cover the expanded patio area.
The new portion was carefully tied into the existing covered space, creating one larger footprint rather than two disconnected areas.
Once the structure was complete, Eze-Breeze panels were added around the room. The vinyl-glazed panels can open for airflow while screens remain in place, giving the homeowners more flexibility than a basic screened porch.
Making the New and Existing Areas Work Together
The goal was not simply to put a roof over more concrete.
The expanded portion needed to work visually and functionally with the covered area that was already part of the home.
That meant paying attention to how the new roof system, framing, enclosure, and existing exterior surfaces came together so the finished room would read as one connected space.
A Room They Actually Use
The finished space is substantially larger than the original covered area and now works as a true outdoor room.
There is space for dining, seating, hanging chairs, and everyday relaxation. The homeowners also added heat to the room, giving them another way to stay comfortable when temperatures drop.
Most importantly, a space that had limitations because of its size and mosquito problems became one of the most-used areas of the home. The homeowner later described it as her favorite room.
The finished enclosure brings the original covered area and the added footprint together as one larger outdoor room.
