Turning an Underused Patio Into a Three Season Outdoor Room
This family had a patio directly outside the home, but it was rarely used.
Mosquitoes, limited protection, and the unfinished feel of the space kept it from becoming part of everyday family life.

Comfort, Protection & Everyday Use
A Patio With More Potential Than Use
The home needed more comfortable living space, and the existing patio offered an opportunity.
The concrete slab was there, but the area had little protection and did not feel like somewhere the family would naturally spend time.
Mosquitoes were also a recurring problem.
The goal was not simply to cover the patio. It was to make the space feel more finished and more closely connected to the home.

Building the Room From the Outside In
The concrete received a finished coating before the new structure was built.
Johansson Builders added structural roof panels with a low roof profile that worked beneath the existing soffit. A low-profile ceiling fan and recessed lighting were incorporated into the room for everyday comfort.
Eze-Breeze panels provide three season flexibility, with screens remaining in place when the vinyl panels are opened.

Details That Changed How the Space Feels
Several smaller decisions helped move the room visually closer to the interior of the home.
An older gridded window was replaced with a larger picture-style window to bring in more light.
The vinyl siding inside the protected porch area was replaced with a white shiplap-style finish, creating a cleaner accent wall.
An older sliding glass door was also replaced with a conventional door and sidelights.
Together, those details help the space feel more like a planned outdoor room and less like a patio that was enclosed afterward.
More Room for Everyday Life
The finished enclosure gives the family another place to sit, dine, relax, or spend time together without giving up the connection to the outdoors.
Eze-Breeze does not turn the porch into a conventional insulated four season room, but it can extend how much of the year the space is comfortable to use.
That was exactly the goal here.
